While the impact of the coronavirus will likely be felt for years to come, it has certainly had an immediate impact on the housing market.  Three Sixty hadn’t been tooi impacted at first with homes still selling quickly and for record prices, but it seems that it’s now definitely playing a role.  While there were no homes for sale at times earlier this year there are now 8 and none have sold in the past 30 days.

This may not be ideal for home sellers as we had just reached beyond peak prices…..but it should certainly be good news to home buyers and this is a pretty nice time to be looking for a home due to the now high inventory, lack of competition in other buyers, and incredible interest rates.

Rare One Bedroom in the Flats Hits the Market

It’s been a while since a smaller one bedroom has hit the market in 360. They’re fairly rare as the only studio and one bedroom units are located in the Flats. These are the condo buildings in the center of the community and the majority are 2 bedrooms. 3025 is listed as a one bedroom but it’s technically a studio per the builders original design. The world is certainly changing at the moment and so is real estate in Three Sixty South Bay.  This is the new “normal” of how real estate actions are taking place.  Although there will likely be a market slow down, there will still be a steady flow of homes being listed for sale and deals being put together. The California Association of Realtors pushed Gavin Newsom to establish real estate as an essential business in the midst of this pandemic. So, while we are definitely in strange and unchartered times, the business of real estate continues to move forward.

5550 Strand #106 Sets New Record Sales Price at $960,000

While we’re not sure what the current Covid 19 situation will do to the real estate market in 360, there’s no doubt that things have been fairly incredible from a real estate perspective up until this point. The recent sale of 5550 Strand #106 is a great example. This home sold at $960,000 which would have been unheard of a year ago. This was a residence 3 in the Townes. Another big sale just recently happened at $940,000 but prior to that the highest prices had been $910,000 and $900,000. See all of the recent homes sales in 360.

Three Sixty South Bay Market Update – Recent Home Sales and Escrows

Keep current with the latest real estate news and information in the gated community of Three Sixty South Bay. There have been very few homes come up for sale but the few that have seem to be setting new records for price.  The recent sale of 12921 Mission #107 at $940,000 and 5550 Strand #106 at $960,000 were significant increases from the prior sales of these sale layouts in the Townes. Both were residence 3 townhomes in the Townes.  The two prior sales of these layouts were at $900,000 and $910,000.  See all of the most recent sales below.
