See the Homes that Sold in Hollyglen and Del Aire Last Month

Welcome to the real estate recap for November 2023 for the neighborhoods of Hollyglen, Del Aire and parts of Wiseburn

It was a great month for real estate in these highly sought after areas both in terms of the number of homes that sold as well the prices that they sold for.

The average “list” price was an impressive $1,069,000 and the average sales price was $1,090,000 meaning that homes sold above the list price. Those are great numbers.

Of the 6 homes that sold in November 2 were in the gated community of Three Sixty.

The 360 homes included 13032 Union #401 which was a one bedroom flats condo that sold at $840,000 and the second was a 2 bedroom townhome at 12824 City #105 that sold at $960,000.

Top Floor One Bed Condo 13032 Union #401 Sells for $840,000

Top Floor One Bedroom Condo in the Flats Closes at $840,000

Although it took a while to both go into escrow and eventually close escrow, the top floor one bedroom condo at 13032 Union closed escrow in November at $840,000. The home was originally listed in June for $895,000 and after a few reductions when into escrow after 100 days on market. The last price before going into escrow was $870,000 which was a bit tough as there was a 2 bedroom (not on the top floor however) that sold at a similar number.

Despite the amount of time it took to sell, the $840,000 is a very impressive number from a historical sense. Although a few years back (2019) , the last one bedrooms to sell were all in the mid to high $600,000s.

As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living, air conditioning and is part of the award winning Wiseburn School District.

After a few price reductions and about 2 1/2 months on the market, the residence 1 townhome in the Row located at 12824 City Drive #105 just recently closed escrow at $960,000.

The home was originally priced at $999,000 in September and then later reduced to $970,000. The previous 2 sales of the same floorplan sold at $960,000 – 12823 Manhattan Court #104 and 5451 Ocean #105 which sold at $950,000 but that was much earlier in the year.

Since there is nothing new in 360….New Fusion Listing

We’ve mentioned the two current Three Sixty townhomes on the market but as both were listed quite a while ago there’s not much new to discuss in the community. We hope that changes in the near future. In the meantime we thought we would mention a new listing just down the road in the gated community of Fusion as many of our Three Sixty buyers may also consider this alternative.
