Three Sixty condo sells at $760,000

The latest home sale in the gated community of Three Sixty was a  fairly rare top floor  single level, 1 bedroom residence 4 layout in the “Flats” originally listed at $799,950….reduced to $769,950 and sold at $760,000.  The last sale of a 1 bedroom was also a top floor unit and sold about a year ago for $775,000.  That unit was originally listed at 875,000 and sold for $100K less after a year on the market.  Clearly the market has declined in the past 18 months for the 1 bedroom flats condos.

13029 Central #401 was listed by Robert Clyde Walatka & Sue Murphy of Keller Williams South Bay.

The condo was spacious for a 1 bedroom almost matching the square footage of some of the 2 bedroom units.  Original design choices in this condo are pretty bold with dark tile floors and dark countertops.  While it might not be to everyones taste, the home is very clean and in turn key condition.

Largest Terrace 4 bed home sold at full price at $1,800,000

It’s been a crazy year for home sales in the gated community of Three Sixty South Bay.  A number of homes languished on the market for weeks and months while 2 others were listed at previously unheard of numbers…..and quickly sold for full price.

5531 Palm fits into the second category and just closed escrow at an amazing $1,800,000.

The home was listed by Lisa Babros & Carrie Miller of Vista Sotheby’s International Realty.

With 5371 Pacific Terrace selling for a record setting $1,800,000 in the middle of 2025 which was likely $150,000 above market value at the time, the list price was set for the home on Palm…..and it didn’t disappoint.  5531 Palm was beautiful and spacious and the largest floorplan in all of Three Sixty.  The plan 4 layout in the Terraces offers 4 bedrooms along with a HUGE great room up top, two outdoor areas, and over 2,500 square feet (per builder info….tax records shows 2,423)

Similar to 5371 Pacific Terrace,5531 Palm was street facing (although detached the “interior” units in the Terraces are much less bright with a tighter feel)  Three Sixty South Bay amenities - kids pool

HOA dues are very low in the Terrace units at just $253 a month.  Especially low considering the community amenities..

The latest home sale in the gated community of Three Sixty is a residence 2 layout townhome in the “Row” that featured 2 ensuite bedrooms, 2.5 baths and spacious square footage.  The home was listed at $1,179,000 and closed at $1,170,000.  As of 1/25/26 the only home for sale is the new listing at 12921 Mission #102 which is also a 2 bedroom townhome.

5547 Strand #103 was listed by Matthew Barry of Keller Williams Hollywood.

The home was located on the western end of Strand making it a bit less busy than other homes on the street closer to the community entrance.

2025 was ever so slightly better than 2024 but it was still a slower year in terms of the number of homes that sold.  The good news is that it did pick up from the historically slow 2023 and 2024.    There were only 21 home sales in Three Sixty last year which more than the 16 in 2024 and 13 that sold in 2023 well below the averages.  Home prices were still impressive with the highest average prices that have ever been seen in the community.

As of the beginning of the year in 2026 there is only one home for sale, so it’s getting off to a slow start.  We’ll see what 2026 holds in store.
