From 0 Sales in August to 10 in September 2019

We’ll have to do a bit of research but September 2019 has to be the highest number of home sales in 360 South Bay since the community wasThree Sixty South Bay El Segundo Blvd entry gate first developed and  all of the new construction homes originally sold.  Three Sixty South Bay saw 10 homes close escrow during the month which is astounding…especially given the fact that there were no sold homes in August.   According to top realtor and 360 specialist Keith Kyle “there were only 24 total home sales in Three Sixty from the beginning of the year until the beginning of September, so to see 10 sales in one month is pretty incredible.”

Not a Single Closed Home Sale in 360 For August

While the market has been slow in the gated community of 360 South Bay, it’s not usually this slow. Although there were a few new listings and a few homes went into escrow, there wasn’t a single closed home sale during the month.  **see our update for September 2019**

There have been 39 closed home sales in 360 over the past 12 months with at least one closed sale in every month. According to top 360 realtor Keith Kyle, “August was definitely a big dropoff in home sales, but September has really turned around and we’ve already seen a number of home sales as well as several homes going into escrow. It definitely appears that the slow summer market is giving way to a solid fall.”

The inventory of homes for sale was up quite a bit since July but there are currently only a few active MLS homes for sale in 360 South Bay.

From Sizzle to Fizzle – The Big July Slow Down in Three Sixty

What should be an extremely busy time in 360 South Bay seems, instead, to have come to a grinding halt. As of 7/26 there are 11 homes for sale in Three Sixty which is WAY above the norm for the past few years. We blogged not too long ago about there being 7 homes for sale (which didn’t last long) and that was more than normal. Homes on the market are often now sitting for much longer than they had been just a few weeks ago. While some of this slowdown is likely due to the prices of a few listings, some are agressively priced and still seem to be sitting.

Day on Market

At the moment there are 5 listings with at least 30 days on market which is unusual. I can speak from experience that there are still a good number of buyers looking and interest rates are still very low, so the slow down is unusual. Summer is usually a very busy time for real estate in the South Bay but somehow this summer is different.

Good for Buyers

For home buyers looking in 360 this is a pretty advantageous situation. More listings….sitting on the market…means a more balanced real estate market and the possibilty of negotiating a better price or better terms. It’s been a seller’s market for so long that the change, while likely temporary, is definitely a blessing for home buyers. For the moment the likelihood of dealing with a competitive bidding process with multiple offers isn’t likely.

If you’re looking to buy a home in Three Sixty now may be a great time. Not only are there a number of homes to choose from, but there is a great variety. Of the 11 homes for sale there are 3 single level condos in The Flats, 5 are townhomes in The Townes, The Court and The Row and 3 are single family style Terrace homes.
