How Did 2023 Compare With Prior Years in 360 Real Estate

2023 was historically slow in terms of homes that sold in the gated community of Three Sixty.  There were only 13 home sales which was less than half of the homes sold in 2022 and about a 66% drop from the normal average.  Home prices were still impressive with just a slight drop from 2022 although the higher prices were primarily the first half of the year with a number of reductions and longer days on market after the summer with the interest rate hikes.

We’re a bit surprised that this one hasn’t sold yet but it’s an odd market.  Things either sell immediately with multiple offers or they sit.  Unfortunately for the owners of #301…..it was the latter.  The home is fairly well priced at $875,000.  The photographs don’t really show it, but #301 is a very nice “residence 3” third floor condo in the Flats with hardwood floors, granite counters and more.  This is one of the smaller 2 bedrooms.  It’s pretty hard to believe but the last condos with the same floorplan sold just about a year ago for $977,000 and $955,000.  While that was the peak of the crazy market things are still very busy so a price of $875,000 is attractive for buyers for sure.

The newest listing to hit the market  in Three Sixty is a residence 3 freestanding Terrace home priced at $1,389,000.  This layout featuresFree standing Terrace homes in Three Sixty South Bay the living, dining. powder and kitchen on the first level along with the attached 2 car side by side garage.  As it shares the level with the garage the living room areas are on the smaller side but the builder made good use of the space with a large kitchen island that creates a nice open layout.  The second level offers all three bedrooms with a primary suite, 2 guest bedrooms and a shared bath.  There is also a “loft” space for a small sitting area or office.  The top floor has a fantatic social room….ideal for a home office, watching the game, second living room or even a guest suite.  The one drawback (as is the case with all of the Terrace units) is that the builder did not put a bathroom on the top level.  One of the real highlights of the Terrace homes is the spacious outdoor deck off of the third floor room which makes this top level the place to be.
