As there’s not too much to talk about in the Three Sixty South Bay real estate market we wanted to bring your attention to the newest listing just down the road in the gated community of Fusion.

Fusion is a bit smaller and more low key than Three Sixty. They offer a smaller pool and spa area but nothing al0ng the lines of the resort style amenities at Three Sixty.

This newest listing is a 3 bedroom J floorplan and the list price of $1,199,999 makes it the highest price ever in the community. Three bedroom units in Fusion are pretty rare, but not in 2024 as this is the third three bedroom we’ve seen hit the market since the beginning of the year.

The home itself is in nice condition with some upgrades to the kitchen and baths. The location is excellent as it’s in the middle of the community so far from the noise of Aviation Blvd and faces inward so it doesn’t overlook some of the less attractive industrial areas outside the community.

We’ve mentioned the two current Three Sixty townhomes on the market but as both were listed quite a while ago there’s not much new to discuss in the community. We hope that changes in the near future. In the meantime we thought we would mention a new listing just down the road in the gated community of Fusion as many of our Three Sixty buyers may also consider this alternative.

2023 has been the slowest year we can remember in Fusion and we finally have some good news with several new listings to hit the market. Take a look at the homes for sale in Fusion South Bay.

While this isn’t in Three Sixty, home buyers are often looking in Fusion South Bay as well given the similar locations and same school system. While the community and amenities are much more impressive in Three Sixty, the advantage of Fusion is the lower home prices.

2023 has started as the slowest year ever for listings in Fusion but there is finally a new listing in the complex. 5403 149th Pl #1 is a fairly rare 2 bedroom “C” floorplan with one of the most open layouts of all the home styles. The layout offers a 2 car attached garage and entryway on the first level, very open main level featuring the kitchen, living and dining areas along with a small balcony. Hollyglens Other Gated Community – New Listing in Fusion South Bay

While our site is primarily dedicated to the homes, townhomes and condos of Three Sixty at South Bay, we often have buyers that are interested in newer construction, gated communities and great locations and nearby Fusion South Bay also fits that description. It is a different real estate market with far fewer homes both built and that become available, but as prices are usually significantly less expensive it’s a great option. The latest townhome to hit the Fusion real estate market is a D floorplan which is the middle range of the 2 bedrooms in terms of square footage. The D layout offers a nice living level with a good sized living room, dining area and larger kitchen with center island. It’s a popular layout with the only drawbacks being that this layout has a smaller balcony and the guest bedroom does not have a bath on the same level. Priced at $819,000 this will definitely be a test to see just where the market has come in the last 6 months with the last three sales of D unts being at $795,000, $740,000 and $755,000.

How Do Three Sixty Home Prices Compare with Fusion?

Three Sixty South Bay and Fusion South Bay are two of the premier gated communities in the area. Both communities are fairly new with 360 generally being built around 2012-2013 and Fusion being built around 2006. New construction with ammenities that today’s buyers are looking for are very hard to find in a similar price range in the neighboring communities. Both neighborhoods appealed to buyers that wanted the lifestyle of Manhattan or Redondo but couldn’t afford it. Although todays buyers seem to be more focused on one or the other, they have long appealed to the same buyers.

It’s not always an apples to apples comparison as 360 offers everything from studio condos to large 4 bedroom “single family” style detached homes.
