What a month it was with 5 homes closing escrow in Three Sixty South Bay during June.  There was just about something for everyone ranging from a studio/one bedroom at 13126 Union that closed at $775,000, several condos in the flats and a 3 bedroom townhome at 132200 Central that closed escrow at $1,150,000.  Search also the current homes for sale in 360.

Hollyglen Homes for SaleLet’s take a look at the month that was for real estate in the Hawthorne CA neighborhoods of Hollyglen and Del Aire.  Both home sales and home prices were impressive once again.  Take a look at the homes that sold in the Hollyglen and Del Aire neighborhoods of Hawthorne CA . These are the neighborhoods generally served with the Wiseburn School District in the western section of Hawthore California. There were 12 closed sales during the month compared with 10 in the prior month.

The average “listing” price was $1,035,417 with an average “sold” price of $1,066,667 meaning that most homes sold well above the asking price.

Can a 360 Townhome Reach These Heights? 5423 Ocean Lists for Almost $1.4M

The newest listing to hit the market  in Three Sixty is a residence 4 layout townhome in the Courts priced at a record setting $1,398,000.

To our knowledge this would be the highest priced townhome ever in Three Sixty by quite a bit.  We’ll have to wait an see if the market will support a number in this range but the highest price we’ve ever seen for an on market sale was $1,200,000 for the same layout about a year ago.  Only the freestanding Terrace homes have generally sold at a number like this.  It will be great news for owners and sellers if they get anything close to this.

The home is in great shape and wonderful condition.  The plan 4 “court” home features a nice layout with the first level featuring the kitchen, living, dining areas as well as a nice outdoor patio.  As the attached garage is on this level it’s not quite as open as the residence 2 layout but the tradeoff is that all three bedrooms in this home are on the same level.  One additional bonus is the 3rd floor loft that’s pretty ideal for a variety of functions from second living room, den, office to even a 4th bedroom in a pinch.

As with all of the homes and condos in Three Sixty the home enjoys air conditioning and is part of the award winning Wiseburn School District.

The home last sold in 2015 for $770,000

*As with all of the condos in Three Sixty the square footage shows larger on the original builder plans than the tax records.  Original builder plans showed 1,940 and tax records indicate 1,850

Three Sixty Alternative – The Gated Community of Parkside Village in Hawthorne

Welcome to the gted community of Parkside Village in Hawthorne CA

As we have many buyers reach out to us about the gated community of Three Sixty South Bay, some are either priced out or just can’t find anything large enough in their price range…..one great alternative is the gated community of Parkside Village.  Both Three Sixty and Parkside Village were built around 2015 so both have similar finishes and interiors with modern layouts and spaces.

Located near the corner of 120th St and Van Ness, this gated community offers freestanding homes (no shared walls) with great square footage and is quite a bit less than similar sized homes in Three Sixty.

Built between 2014 and 2015 this gated community consists of  176 freestanding homes.  The majority of the homes are 4 bedroom (originally built as 3 bedroom plus office or 2nd living room) with some additional units being 3 bedroom (again originally built as 2 bedroo with an optional 3rd).  All of the homes have some outdoor yard space off of the first floor.  The community is located very close to SpaceX and So Fi Stadium in northeast  Hawthorne.

As the homes are fairly new they generally have the bells and whistles of new construction including granite countertops, central air and heat, recessed lighting, open layouts and newer finishes.

The community amenities include gated entry with intercom and directory entry,  a very nice clubhouse, outdoor exercise stations, small playground and a beautiful pool area.  As of 2022 HOA fees are quite low at approximately $1200 a month.
