It’s too early to tell if it’s just a coincidence that home inventory in 360 is on the rise, or if the market is changing a bit, but either way it should benefit home buyers in this gated community.  In past years it was the norm to see a slow down in December around the holidays but that hasn’t been the case in the past few years.

As of 12/12 there are now 6 active homes for sale in Three Sixty which hasn’t been the case all year long.  The current homes for sale also range in prices and floorplans with a number of condos in “The Flats”, several townhomes and a detached single family “Terrace” home.

It was a pretty stellar year for real estate in 360 South Bay with 65 on market home sales. The average sales price was $842,550 with an average list price of $835,500 which says a lot about just how hot the market was last year. Of the 65 home sales 11 were detached single family style “Terrace” homes, 30 townhomes in the Courts, Townes, Row and Garden, 23 single level condos in the Flats and one loft/townhome in the Lofts. The Year in Review – 360 Home Sales in 2016

2016 was an incredible year in 360 at South Bay with home prices continually on the rise and most listings not lasting long before going into escrow.  There were 39 closed home sales in 2016 in Three Sixty with a median price of just under $745,000.  Compare this with 2015 which saw 47 home sales at a median price of $703,000.  The least expensive home of 2016 was a one bedroom in The Flats selling for $525,000 with the highest sale of the year being a detached 4 bedroom in the Terraces closing at $1,325,000.  Of the 38 home sales the various model/floorplans were:
