Today is March 27th and we saw two new homes come on the market in 360 which is fantastic.  We’re also aware of several other homes and condos coming up as well. This may finally be the good news and better options for buyers that have struggled to find the right fit over the past 6 months. The first is located at 13131 Park Pl # 104 and is a 2 bedroom 2 1/2 bath residence 1 in The Courts. It’s hit the market at $839,000. The second is also a 2 bedroom 2 bath (but quite a bit larger with approx 1,750 sq feet) at 5341 Strand # 104 in The Row priced at $879,000.

New 3 Bedroom Townhome in The Courts for Sale Likely Won’t Last Long

As I’ve posted several times in recent weeks and months, there have been no homes for sale in 360.  That’s finally changed with the new listing at 13220 Central #102.  This is a very  nice plan 2 floorplan in the Court on the highly desirable south side of the community (no road noise).  Listed at $935,000 it’s likely it won’t last too long on the market. The last sale of a residence to was at 12822 Manhattan Unit#102 which sold for $940,000 in January. That was a more upgraded unit, but not as desirable a location. From Sizzle to Fizzle – The Big July Slow Down in Three Sixty

What should be an extremely busy time in 360 South Bay seems, instead, to have come to a grinding halt. As of 7/26 there are 11 homes for sale in Three Sixty which is WAY above the norm for the past few years. We blogged not too long ago about there being 7 homes for sale (which didn’t last long) and that was more than normal. Homes on the market are often now sitting for much longer than they had been just a few weeks ago. While some of this slowdown is likely due to the prices of a few listings, some are agressively priced and still seem to be sitting.

Day on Market

At the moment there are 5 listings with at least 30 days on market which is unusual. I can speak from experience that there are still a good number of buyers looking and interest rates are still very low, so the slow down is unusual. Summer is usually a very busy time for real estate in the South Bay but somehow this summer is different.

Good for Buyers

For home buyers looking in 360 this is a pretty advantageous situation. More listings….sitting on the market…means a more balanced real estate market and the possibilty of negotiating a better price or better terms. It’s been a seller’s market for so long that the change, while likely temporary, is definitely a blessing for home buyers. For the moment the likelihood of dealing with a competitive bidding process with multiple offers isn’t likely.

If you’re looking to buy a home in Three Sixty now may be a great time. Not only are there a number of homes to choose from, but there is a great variety. Of the 11 homes for sale there are 3 single level condos in The Flats, 5 are townhomes in The Townes, The Court and The Row and 3 are single family style Terrace homes.

Price Drops in 360 South Bay?

It wasn’t long ago that homes in 360 South Bay and “price drops” didn’t seem to go together.  In 2018 it seemed that almost every listing sold over list price, at list price or pretty darn quickly.  Either way homes didn’t sit on the market long enough to see list price decreases.  With the recent major uptick in available homes for sale, that has depressed demand a bit which has left some homes, especially the ones overpricced to begin with, in an unusual situation.

Of the 8 current homes for sale in Three Sixty South Bay, 3 of them have reduced the original list price.  What makes it even more interesting is that the price reductions haven’t seemed to have much of an impact as the three homes (as of 4/7) are still on the market.  Some of it is due to homes simply coming out priced too high as sellers want to exceed the previous high water mark and some is clearly due to a lessening of demand.  Only time will tell if this is a temporary blip or the start of a trend in 2019
