It’s been a slower start to fall in the gated community of Three Sixty with a few homes sitting on the market and numerous price improvements.  All things that were unheard of not long ago, but the market is shifting a bit.  Still a great time to be a seller but it’s getting back towards a more normalized market without the buying frenzy.

The latest home to close escrow was a 2 bedroom multi-level townhome in the “Courts”.  This was a well located townhome away from any traffic noise on the El Segundo Blvd side of the community.

The home was listed by Holly Danna of Compass.

The home was a 2 bedroom “residence one layout in the Courts” with dual suites on the top floor making for a very large and open main living level.

The home last sold in 2017 for $720,000.

Busy, busy busy is the best way to describe the real estate market in gated Three Sixty South Bay.  Yet another home just hit the market making for far more homes in the first half of the year than in all of 2023 and 2024.

The home is listed by Leslie Weber & Tara Bucci of Coldwell Banker Realty.

This latest listing is an always sought after plan 2 floorplan in the “Court” townhomes.  The layout features a ground floor suite with the additional 2 bedrooms, including the primary, on the third floor.  What this creates is a very spacious 2nd level including the living, dining, kitchen and bonus area.  The open concept is ideal for modern living and the sense of space and openness creates great light as well.  All bedrooms are well apportioned with a very spacious primary.  The location in the community is a strong positive for most.  It is far from the traffic noise impact of the El Segundo Blvd side so it’s much quieter with a less hectic feel.  The one tradeoff is that it is next to the train tracks which does go by generally twice a day.  It’s a tradeoff that most buyers will happily make.

One of two homes that sold in the gated community of Three Sixty in April was a residence 4 layout townhome with 3 bedrooms plus a loft.  The home was listed at $1,250,000 and sold at $1,219,000 after about 2 months on the market.

The townhome was really close to El Segundo Blvd with road noise definitely having an impact so we thought it was a great price to get.  The residence 4 floorplan in the “Court” features 3 bedrooms + loft (could be used as 4th bedroom) with a traditional flooplan and just under 2,000 square feet.  The bedrooms are great and all on the same level but the tradeoff is a pretty small first floor living and dining area.

Why Hasn’t This Sold?! 12920 Central #401 Now At $775,000

We are starting to struggle to understand how this condo hasn’t sold after almost 1o months on the market.

Top floor condos in Three Sixty are usually highly sought after so it’s always a surprise when one stays on the market for an extended amount of time but this one is now really baffling.

The condo is Listed by Scot Nicol of Compass.

The condo has been on the market for just about 10 months, which in a normal market and despite the way to high original price, has been priced aggressively for some time.  The home was originally listed at $875,000 and had a few price reductions.  They just lowered it to $825,000.  In our opinion….that’s going to do the trick.

The last top floor one bedroom condo to sell also took a while and it closed in November 0f 2023 for $840,000.   At $825,000 we think this is is now priced well for what it is.

Unit #401 has some nice updates including engineered hardwood floors, rich dark cabinetry cabinets, granite countertops, stainless steel appliances, and more.  With approximately 1,160 square feet, the home is very spacious for a one bedroom meaning all spaces including kitchen, dining, living and bedroom are large.

Another benefit to the top floor location, beyond nobody living above, is that the top floor units have larger balconies so more outdoor space.  As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living,  air conditioning and is part of the award winning Wiseburn School District.

One of two home sales in the gated community of Three Sixty South Bay was a very nice 3 level plan 2 townhome in the Court with almost 2,000 square feet.  The home sold $61,000 over the asking price.  The Plan 2 layout is very popular as it offers 1 suite on the first level……a wide open 2nd level featuring the living room, dining area, kitchen and bonus area.  The open concept of the 2nd floor is ideal for modern living.  The top floor features 2 more suites including the spacious primary suite, plus the laundry room.

The 5565 Ocean building is in a very interesting location with both positives and negatives.   It sits in the northwestern most corner of the complex so it has a very nice amount of greenspace out front, with larger than normal patios and a bit of openness that most don’t have.  The tradeoff is that it’s just off of the corner of Aviation and El Segundo Blvds so it can be a bit noisy.

Welcome to the real estate recap for May 2024 for the neighborhoods of Hollyglen, Del Aire and parts of Wiseburn

It was a great month for real estate in these highly sought after areas both in terms of the number of homes that sold as well the prices that they sold for.

The average “list” price was an impressive $1,275,556 and the average sales price was $1,279,731 meaning that homes sold above the list price. Those are great numbers.

Of the 9 homes that sold in May, 2 were in the gated community of Three Sixty.

$721 was the average price per square foot and homes averaged 37 days on market before going into escrow.

Two of the homes that sold were in the gated community of Three Sixty.  13220 Central #102 was a plan 2 townhome in the court that sold for $64,000 over the list price.  The other was a 3 bedroom townhome at 5565 Ocean #103 that sold for $1,250,000.

The top home sale of the month was a single family in Hollyglen at 5420 W 140th Street that closed for $1,600,000.
