There’s low inventory….and then there’s historically low housing inventory.  The demand for homes in the South Bay, and especially in the gated community of 360 certainly hasn’t diminished but the inventory definitely has.  Three Sixty currently has no active and available homes for sale, nearby Redondo Beach has 18 active homes compared with 58 last December, there are 6 homes for sale in El Segundo compared with 11 last December, and 36 active MLS listings in Torrance compared with 67 last December.

Take a look below at all of the homes that have sold in the gated community of 360 South Bay thus far in 2021.   As of 9/27/21 there have been 35 closed escrows in 36o with another 2 currently in escrow.  The average “list” price has been $989,000 with the average sale price being $1,030,000 meaning that most homes sell well over the initial asking price.    The lowest price YTD was $630,000 for a studio (listed as a one bedroom) in the Flats with the highest price of the year being $1,440,000 for a 4 bedroom Terrace home.  Average days on market is a pretty stunning 7 days before a home goes into escrow.  View some of the recent home, condo and townhome sales in the Three Sixty community.

Take a look at all of the homes that sold in Hollyglen and Del Aire during the month of May.  Sales of condos and townhomes in both Fusion South Bay and Three Sixty dominated the month with 3 homes sold in Fusion in May and 3 sales in 360 as well.  Hollyglen and Del Aire are some of the most sought after neighborhoods in Hawthorne CA real estate due in large part to the various gated communities, the charming neighborhood feel and for much of the area the attendance in the Wiseburn School District.
