Here’s just a brief overview of what’s been happening in Three Sixty since the beginning of the year. The market was very favorable to sellers at the beginning of the year with very few listings available and strong demand. Almost every home that hit the market went into escrow quickly. That’s now changed with the impacts of the coronavirus. At the moment there are 7 homes on the market with 2 homes in escrow.
How is Covid 19 Impacting The Search and Sale Process of Homes in Three Sixty?
The world is certainly changing at the moment and so is real estate in Three Sixty South Bay. This is the new “normal” of how real estate
actions are taking place. Although there will likely be a market slow down, there will still be a steady flow of homes being listed for sale and deals being put together. The California Association of Realtors pushed Gavin Newsom to establish real estate as an essential business in the midst of this pandemic. So, while we are definitely in strange and unchartered times, the business of real estate continues to move forward.
The New Normal

Interested in a home but “shelter in place” ordinances are preventing you from touring it in person? No problem! With interactive virtual showings, you can still get a live, one-on-one tour of a home just as you would in person.
Virtual Staging
Curate by Sotheby’s International Realty allows you to stage and visualize a house as your own before purchase. The available furniture and decor designs are also shoppable within Curate by Sotheby’s International Realty, as well as on our global website, sothebysrealty.com, through a “shop-the-room” functionality.
Property Videos
While you can’t always get a sense of the nuances in a home through photos, video tours give you a real world look at the layout, light, and spaces. It may not be as glamorous as the listing photos but can give you a more accurate sense of the home without having to go and see it.

Today is March 27th and we saw two new homes come on the market in 360 which is fantastic. We’re also aware of several other homes and condos coming up as well. This may finally be the good news and better options for buyers that have struggled to find the right fit over the past 6 months. The first is located at 13131 Park Pl # 104 and is a 2 bedroom 2 1/2 bath residence 1 in The Courts. It’s hit the market at $839,000. The second is also a 2 bedroom 2 bath (but quite a bit larger with approx 1,750 sq feet) at 5341 Strand # 104 in The Row priced at $879,000.

2019 Market Recap – Home Sales in Three Sixty South Bay
2019 was a big year for home sales and prices in 360 South Bay. There were 43 homes that sold during the year with a median list price of
$899,000 and a median sold price of $897,000 indicating a pretty solid seller’s market. The market did seem to slow a bit in the second half of the year with homes sitting on the market for longer than in the first 6 months. The average days on market from January – June was 27 and the average days on market from July – December was 30. While this doesn’t sound like much a few homes stayed on the market for several months prior to selling.

12 of the homes were single family style Terrace homes with a median list price of $1,195,000 and a median sold price of $1,185,000. 19 of the properties were townhomes that were listed at a median price of $899,000 and a median sale price of $897,000. The remaining 12 units were single level condos in The Flats. These homes had a median list price of $779,500 with a median sale price of $784,000.
