There’s low inventory….and then there’s historically low housing inventory. The demand for homes in the South Bay, and especially in the
gated community of 360 certainly hasn’t diminished but the inventory definitely has. Three Sixty currently has no active and available homes for sale, nearby Redondo Beach has 18 active homes compared with 58 last December, there are 6 homes for sale in El Segundo compared with 11 last December, and 36 active MLS listings in Torrance compared with 67 last December.

New to the market is a residence 1 floorplan in the Terraces at 5245 Pacific Terrace set to go active this week. The residence 1 is the smallest of the Terrace layouts
with around 1,861 square feet, 3 bedrooms and 2 1/2 baths. The “Terraces” are single family style homes in the community with no shared walls and small yards. The HOA fees in the Terrace homes are the lowest in the community.
Given that the last 2 residence 1 sales were at $1,197,000 (3/23/21) and $1,122,500 (3/10/20) the price of $1,450,000 is a big leap on this latest listing and will definitely be one to watch. There’s no doubt that there is significant demand but we’re not sure the market is quite ready to support that big of a number. Only time will tell and we’ll find out soon enough.
As with all of the homes in Three Sixty this townhome offered air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.
