It was a great month for real estate in these highly sought after areas both in terms of the number of homes that sold as well the prices that they sold for. There were 4 on market home sales during the month which was a big drop from the 10 sales in October.
The average “list” price was $1,074,225 and the average sales price was $1,072,500 which was a decline from $1,115,400 in October.
One of the 4 homes that sold was a 2 bedroom “Flats” condo in Three Sixty located at 13019 Park Place #202 that sold for $1,013,000 and another was a 3 bedroom unit in the nearby gated community of Fusion South Bay that sold for $1,029,000.
$806 was the average price per square foot and homes averaged 37 days on market before going into escrow.

The latest home sale in Three Sixty….and the only sale in the gated community in November, was a larger condo in the Flats.
The condo was listed by Sue Murphy & Laura Grabher of Keller Williams South Bay.
The kitchen was open to the living room and featured dark quartz counter, white shaker cabinetry and stainless appliances. The home also offered some nice hardwood floors and was located with views of the green space in between the Flats buildings. One unique feature of the Flats in Three Sixty is the parking. Although it’s not attached to the units, each condo has it’s own private garage making it might nicer and secure than the usual subterrenean parking you usually see in condos. HOA fees are high, being around $749 but that includes shared water bill and the maintenance/insurance of the elevator.
The condo previously sold in 2015 for $659,900.
As with all of the homes and condos in the gated community of Three Sixty, the home enjoys the incredible resort like amenities of Three Sixty, gated living, offered central heat and air conditioning and is part of the award winning Wiseburn School District.

The latest home to hit the market in Three Sixty and one of only 2 current homes for sale is a 2 bedroom plan 1 townhome in the Row located at 5451 Ocean #102.
The home is Listed by Brook Billings of Compass.
According to the listing notes, the home has been recently renovated with the addition of hardwood floors and the bathrooms recently being reimagined and remodeled. That said there are no photos of the interior due to the tenant and we have not been through so the condition of the interior is a bit of an unknown. The home is definitely priced on the high side as the last two sales of the same floorplan sold off market for $975,000 in April 2024 and $960,000 in November 2023.
5451 Ocean #102 last sold in 2017 for $715,000.
As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living, air conditioning and is part of the award winning Wiseburn School District.

We are starting to struggle to understand how this condo hasn’t sold after almost 1o months on the market.
Top floor condos in Three Sixty are usually highly sought after so it’s always a surprise when one stays on the market for an extended amount of time but this one is now really baffling.
The condo is Listed by Scot Nicol of Compass.
The condo has been on the market for just about 10 months, which in a normal market and despite the way to high original price, has been priced aggressively for some time. The home was originally listed at $875,000 and had a few price reductions. They just lowered it to $825,000. In our opinion….that’s going to do the trick.
The last top floor one bedroom condo to sell also took a while and it closed in November 0f 2023 for $840,000. At $825,000 we think this is is now priced well for what it is.
Unit #401 has some nice updates including engineered hardwood floors, rich dark cabinetry cabinets, granite countertops, stainless steel appliances, and more. With approximately 1,160 square feet, the home is very spacious for a one bedroom meaning all spaces including kitchen, dining, living and bedroom are large.
Another benefit to the top floor location, beyond nobody living above, is that the top floor units have larger balconies so more outdoor space. As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living, air conditioning and is part of the award winning Wiseburn School District.

One of three condo sales in the gated community of Three Sixty South Bay in October was a 3rd floor condo in the Flats. This plan 5 Flats layout is usually very popular due to the open layout and spacious kitchen/living/dining setup. Our only criticism of the unit was the tile floors but that’s based on personal taste. Either way the $1,025,000 was a great price for the buyers. The home was originally priced at $1,050,000 but was reduced to $1,025,000 and quickly sold.
