The world is certainly changing at the moment and so is real estate in Three Sixty South Bay. This is the new “normal” of how real estate
actions are taking place. Although there will likely be a market slow down, there will still be a steady flow of homes being listed for sale and deals being put together. The California Association of Realtors pushed Gavin Newsom to establish real estate as an essential business in the midst of this pandemic. So, while we are definitely in strange and unchartered times, the business of real estate continues to move forward.
Vista Sotheby’s International Realty agents and support team remain fully operational while adhering to a remote work plan. In addition to virtually conducting our daily team meetings, we are utilizing our top-tier technological resources in order to continue providing you with the best quality service if doing a real estate transaction is in your current plan. These resources include:
In lieu of public open houses, Vista Sotheby’s International Realty agents will be hosting Virtual Open Houses via Facebook or Instagram live stream. These will allow you to virtually view the property and ask any questions from the comfort of your home. Contact me each week for the full list of our homes that will be hosting Virtual Open Houses that weekend.
Matterports provide a three-dimensional virtual rendering of a home used to create a realistic, fully immersive viewing experience. This “digital twin” gives you full access to see a property in depth without having to see it in person.
Interested in a home but “shelter in place” ordinances are preventing you from touring it in person? No problem! With interactive virtual showings, you can still get a live, one-on-one tour of a home just as you would in person.
Curate by Sotheby’s International Realty allows you to stage and visualize a house as your own before purchase. The available furniture and decor designs are also shoppable within Curate by Sotheby’s International Realty, as well as on our global website, sothebysrealty.com, through a “shop-the-room” functionality.
While you can’t always get a sense of the nuances in a home through photos, video tours give you a real world look at the layout, light, and spaces. It may not be as glamorous as the listing photos but can give you a more accurate sense of the home without having to go and see it.

Give me a call, text or email if you have any questions about our new normal in real estate, including the market and the procedures available to protect you if you are in the market, or even just to say hello – I would love to hear how you are doing and learn about your new normal! I look forward to being able to meet with you in person once this is all behind us. Until then, stay home, stay healthy, and stay safe.

Three Sixty South Bay is wonderful gated community in the Hollyglen neighborhood of Hawthorne. Many home buyers contact us in their
search for homes or their search for a top realtor that specializes in Three Sixty real estate.
A Bit of Background
An important thing to understand and a frequent misunderstanding is how real estate and home sales work in Three Sixty. When 360 was first built by Lyon Homes around 2013-2015, they had an on-site sales office with their own sales office (think sales experience at a car dealership). The only way to buy a home in the community was to go through their sales office. Realtor’s involvement, if any, ended when they accompanied their clients to the complex.
Today’s Real Estate Market
The original Lyon owned homes and presales sold long ago so there are no longer “model” homes to walk through, no sales office and no sales agents that represent the builder. At this point all of the homes are individually owned and therefore any sales are just like other neighborhoods. The seller ususally chooses a realtor who then puts it on the local MLS where buyers and agents find it. Buyers can also be represented by just about any licensed realtors as well.
Who Specializes in Three Sixty Home Sales?
There are several great realtors that sell the bulk of the homes in 360. They have become trusted advisors for both buyers and sellers and through referrals, word of mouth, and their knowledge of the community they sell more homes than other realtors. Unlike some other communities there are still a number of original owners in the complex and as they didn’t have realtors when they purchased (again the original buyers went through the sales office that no longer exists) they sometimes work with out of area listing agents which may not be the most beneficial to the sellers but it’s certainly their choice. Searching for a home has definitely changed over the past few years with technology meaning access to more information. Whereas we used
to spend weekends driving clients from home to home, that rarely happens any longer. The recent events with Covid 19 and social distancing have changed the process dramatically once again. Not longer are open houses much of an option and even private showings are frowned upon for the health and safety of the buyers, the sellers, and the realtors. So how can we help?
We’ve been doing video walkthroughs and Facetime tours for years for our out of area buyers. Given the current situation that is often the best place to start for even local buyers these days. If you’re not already working with a local real estate specialist we would love to help. Contact us for more information, to start your home search, or to learn more about homes that are on the market and coming up.
