5550 Strand #106 Sets New Record Sales Price at $960,000

While we’re not sure what the current Covid 19 situation will do to the real estate market in 360, there’s no doubt that things have been fairly incredible from a real estate perspective up until this point. The recent sale of 5550 Strand #106 is a great example. This home sold at $960,000 which would have been unheard of a year ago. This was a residence 3 in the Townes. Another big sale just recently happened at $940,000 but prior to that the highest prices had been $910,000 and $900,000. See all of the recent homes sales in 360.

New 3 Bedroom Townhome in The Courts for Sale Likely Won’t Last Long

As I’ve posted several times in recent weeks and months, there have been no homes for sale in 360.  That’s finally changed with the new listing at 13220 Central #102.  This is a very  nice plan 2 floorplan in the Court on the highly desirable south side of the community (no road noise).  Listed at $935,000 it’s likely it won’t last too long on the market. The last sale of a residence to was at 12822 Manhattan Unit#102 which sold for $940,000 in January. That was a more upgraded unit, but not as desirable a location. Prior to that the home at 5545 Ocean # 102 sold at $925,000 in September of 2019. If you would like more information on this home or would like to schedule a look please contact us.

Not a Single Closed Home Sale in 360 For August

While the market has been slow in the gated community of 360 South Bay, it’s not usually this slow. Although there were a few new listings and a few homes went into escrow, there wasn’t a single closed home sale during the month.  **see our update for September 2019**

There have been 39 closed home sales in 360 over the past 12 months with at least one closed sale in every month. According to top 360 realtor Keith Kyle, “August was definitely a big dropoff in home sales, but September has really turned around and we’ve already seen a number of home sales as well as several homes going into escrow. It definitely appears that the slow summer market is giving way to a solid fall.”

The inventory of homes for sale was up quite a bit since July but there are currently only a few active MLS homes for sale in 360 South Bay.

A Rise In 360 Home Inventory or Just a Temporary Wave of New Listings?

Housing inventory throughout the South Bay has been down and 360 South Bay has been no exception.  Low inventory has made for a very competitive buying environment and kept prices on the rise.  Rarely has there been more than a few homes for sale in Three Sixty in the past 18 months with most homes selling quickly.  As of 6/5 we’ve seen a big uptick in listings with 7 homes, townhomes and condos for sale in this gated community.  Click below to see the current homes for sale or contact us for more information.
