As of 3/20 there are 5 active listings which is more than we’ve seen in quite a while. Is it that the market is cooling a bit? Is it the slight rise in interest rates? Or is it simply that some of the latest listings were initially priced a bit too high? Only time will tell but in the meantime there are several great options for buyers.

It’s been an up and down year in Three Sixty in terms of the inventory and just how many homes are on the market.  There was almost nothing for sale at the beginning of the year and it seemed any new listing sold immediately.  Then came the uncertainties of the coronavirus and that seemed to slow the market down quite a bit.  As quickly as unsold homes started to amass just a bit we quickly saw just about everyone of those 8 homes that were listed sell.  After a month of only a few homes for sale we’re once again heading the other direction with 6 homes current active and 4 sale with another several homes we’re aware of that will also be on the market (or at least for sale) in the near future.

Nice Increase in the Number of Homes Available in Three Sixty

We’ve seen a nice uptick in the number of active listings in Three Sixty and we’re hoping that’s a bit of a sign that seller’s have finally decided it’s a good time to sell. It’s been unusual over the past 18 months as it’s been a fairly ideal market for seller’s but there just haven’t been all that many homes for sale.  This may be a temporary blip but we’re hoping it’s the beginnings of a slightly more balanced market.  As of July 6th there are 5 homes currently for sale with another 2 homes in Three Sixty coming soon.

Nothing to See Here……Literally No Homes to See

We’re often asked “how’s the market” and we’re not sure how best to answer that when there basically is no real estate market.  In both 360 and Fusion South Bay there are ZERO homes for sale (as of 2/19/20) and it’s now been that way for a while.  The longer there’s nothing on the market the more the demand will grow and most buyers simply won’t be able to compete with the trickle of homes that come on the market.

360 South Bay is a unique real estate market as it seems to come in waves with not enough listings on the market and then too many homes on the market.  If you’re a seller timing is critical and the same goes for buyers…just on the opposite end of the spectrum.

We’re hopeful we’ll start seeing some new listings come on the market so that eager home buyers looking to get into this great neighborhood may get a chance.

It seems like eons ago when the entrances to the community were covered in open house signs and homes seemed to sit for a while.  That’s certainly not the case so far in 2020.
