June Real Estate Recap – Hawthorne CA Housing Market at a Glance

June saw a nice uptick in the number of home sales in Hawthorne CA after 2 months of fairly extreme slow down.  The slowdown was the result of the uncertainty caused by the covid situation.  Once some things opened back up the market responded.   We’ll have to see what the next wave of uncertainty brings.  Of the 27 home sales 2 were in the gated community of Three Sixty South Bay and 2 were in the gated community of Fusion South Bay   To get a more historical sense of the current trends see our Hawthorne CA real estate trends and statistics.

Hawthorne Real Estate – Home Sales and Prices for May 2020

While 360 is in the unincorporated neighborhood of Hollyglen, it has a Hawthorne mailing address and it’s always good to keep up with thenew construction townhomes in Hawthorne market. May was a predictably slow month for home sales in Hawthorne CA with only 14 home sales. Compare that with 41 home sales in May of 2019 and you can see what the impacts of our current situation is. Having said that median listing prices were $702,000 with the median “sold” price of $694,000 indicating that there’s still quite a bit of buyer demand. The average price per foot was $510.92.

Of all the home sales only one was located in 360 and was a 3 bedroom townhome located at 13220 Central AVE #102

That Was Quick – 13025 Park Pl # 201 Goes Into Escrow

The studio unit in The Flats at 13025 Park Pl # 201 (which had been converted and marketed as a one bedroom) quickly went into escrow after being brought to the market. It had been on hold due to the state of things and showing challenges but was brought back early may. After just a few days it quickly went into escrow and is now pending.

Rare One Bedroom in the Flats Hits the Market

It’s been a while since a smaller one bedroom has hit the market in 360. They’re fairly rare as the only studio and one bedroom units are located in the Flats. These are the condo buildings in the center of the community and the majority are 2 bedrooms. 3025 is listed as a one bedroom but it’s technically a studio per the builders original design. Ways of Holding Title (Taking Ownership) in California Real Estate

There are many ways to take title, meaning how you legally own the home or propery,  for real estate in California and when buying a home in Three Sixty South Bay.   While you should consult with an attorney, CPA or both, our quick and helpful chart gives some of the similarities and differences of the various ways of holding title including, tenancy in common, joint tenancy, community property, and communtiy property with right of survivorship. Ways of Taking and Holding Title to Real Estate in California

WHO? Any number of persons (can be husband and wife). Any number of persons (can be husband and wife). Only husband and wife. Only husband and wife.
DIVISION Ownership can be divided into any number of interests, equal or unequal. Owner interests must be equal. Ownership and managerial interests are equal. Ownership and managerial interests are equal.
TITLE Each co-owner has a separate legal title to his or her undivided interest. There must be unity of title and time. (created in one document) Title is in the “community.”  Each interest is separate but management is unified. SUCCESSOR’S STATUS Devisees or heirs become tenants in common. Last survivor owns property 100% If passing by will, tenancy in common between devisees and survivor results. Purchaser can only acquire whole title of community; cannot acquire a part of it.
CREDITOR’S RIGHTS Co-owner’s interest may be sold on execution sale to satisfy his or her creditor.  The creditor becomes a tenant in common. Co-owner’s interest may be sold on execution sale to satisfy creditor.  Joint tenancy is broken; creditor becomes tenant in common Property of community is liable for contracts of either spouse which were made after marriage and prior to or after January 1, 1975.  Co-owner’s interest cannot be sold separately; whole property may be sold on execution to satisfy creditor. Property of community is liable for contracts of either spouse which were made after marriage and prior to or after January 1, 1975.  Co-owner’s interest cannot be sold separately; whole property may be sold on execution to satisfy creditor.
PRESUMPTION Favored in doubtful cases except husband and wife case. Must be expressly stated.  Not favored. The legal presumption is that property which has been acquired during the course of the marriage is community property. The code reads that deeds must state “community property with the right of survivorship.”
