Hawthorne Real Estate – Home Sales and Prices for May 2020

While 360 is in the unincorporated neighborhood of Hollyglen, it has a Hawthorne mailing address and it’s always good to keep up with thenew construction townhomes in Hawthorne market. May was a predictably slow month for home sales in Hawthorne CA with only 14 home sales. Compare that with 41 home sales in May of 2019 and you can see what the impacts of our current situation is. Having said that median listing prices were $702,000 with the median “sold” price of $694,000 indicating that there’s still quite a bit of buyer demand. The average price per foot was $510.92.

Of all the home sales only one was located in 360 and was a 3 bedroom townhome located at 13220 Central AVE #102

From 8 to 5 – A Busy Weekend in Three Sixty South Bay

It was a busy few days in the Three Sixty South Bay real estate market with several homes going into escrow.  The market had definitelyPlayground at Three Sixty South Bay slowed down quite a bit but this may be an indication that things are getting back to normal.  Of the 8 homes that had recently been active on the market, 3 have gone into escrow in the past few days.

The single family style Terrace home at 5127 Pacific Terrace went into escrow after 14 days, the highly sought after residence 3 floor plan in the Row at 5355 Strand #105 went into escrow after 28 days on market, and the single level one bedroom (converted studio) in the Flats at 13025 Park Place #201 went into escrow after 4 days on the market (relist date) priced at $615,000. This may definitely be an indication that the slowdown was temporary but much will likely depend on the economy, jobs and future impacts of the coronavirus.

Here’s the Latest 360 Real Estate Market Update as of 5/12

Here’s just a brief overview of what’s been happening in Three Sixty since the beginning of the year. The market was very favorable to sellers at the beginning of the year with very few listings available and strong demand. Almost every home that hit the market went into escrow quickly. That’s now changed with the impacts of the coronavirus. At the moment there are 7 homes on the market with 2 homes in escrow.

8 Homes Now for Sale in Three Sixty

While the impact of the coronavirus will likely be felt for years to come, it has certainly had an immediate impact on the housing market.  Three Sixty hadn’t been tooi impacted at first with homes still selling quickly and for record prices, but it seems that it’s now definitely playing a role.  While there were no homes for sale at times earlier this year there are now 8 and none have sold in the past 30 days.

This may not be ideal for home sellers as we had just reached beyond peak prices…..but it should certainly be good news to home buyers and this is a pretty nice time to be looking for a home due to the now high inventory, lack of competition in other buyers, and incredible interest rates.

Rare One Bedroom in the Flats Hits the Market

It’s been a while since a smaller one bedroom has hit the market in 360. They’re fairly rare as the only studio and one bedroom units are located in the Flats. These are the condo buildings in the center of the community and the majority are 2 bedrooms. 3025 is listed as a one bedroom but it’s technically a studio per the builders original design. Due to the layout some of the “bedroom” areas were enclosed by their owners making them look and feel like a one bedroom condo. View the floorplans to see the Flats residence 1 layout.
