Three Sixty Real Estate Report – July 2026
It’s been slow going in 2026 for the real estate market in the gated community of Three Sixty. There is no real rhyme or reason for the slowdown and homes that don’t hit the market priced very aggressively seem to sit on the market for extended amounts of time.
For the 5 current and active listings in Three Sixty, the average days on market is 78 with the median days on market at 94. Of the 5, 3 have done fairly dramatic price reductions and all have been on the market for quite a while. Only one or 2 was “overpriced” in our eyes and several that have been sitting and not selling were definitely in line at the time. Unfortunately seems that the listings are chasing the market down at the moment.
The clearest example is 5560 Boardwalk #105, which was originally introduced to the market at $1,369,000 in May. After four price reductions, the home is now offered at $1,197,000—a total reduction of $172,000 (12.6%). Likewise, 12921 Union Avenue #107 entered the market in March at $1,550,000 and has since undergone three price reductions, bringing the current asking price to $1,350,000, a $200,000 (12.9%) decrease. 5331 Ocean #106 was initially listed in April at $1,249,000 before being reduced to its current price of $1,219,000 in July.

- 5449 Strand Unit#101 – 39 days on market – $1,499,000
- 13126 Union Ave Unit#203 – 36 days on market – $750,000 – On the market for 111 days in 2025 – Last sold in 2022 for $775,000
In our opinion this is definitely a great time to be a buyer in the community. It won’t take much to “flip” to a seller’s market but at the moment there are homes that are selling for less than not only peak prices, but less than they were purchased just a few years ago. With 5 homes on the market there are likely opportunities for buyers to negotiate an even better deal.
