How Do Three Sixty Home Prices Compare with Fusion?

Three Sixty South Bay and Fusion South Bay are two of the premier gated communities in the area.  Both communities are fairly new with 360 generally being built around 2012-2013 and Fusion being built around 2006.  New construction with ammenities that today’s buyers are looking for are very hard to find in a similar price range in the neighboring communities.  Both neighborhoods appealed to buyers that wanted the lifestyle of Manhattan or Redondo but couldn’t afford it.  Although todays buyers seem to be more focused on one or the other, they have long appealed to the same buyers.

The charts below show of the basic real estate market information.  It’s not always an apples to apples comparison as 360 offers everything from studio condos to large 4 bedroom “single family” style detached homes.  Fusion on the other hand offers 2 and 3 bedroom townhomes.  If you’re considering either community here are the basics:

3 New Three Sixty Listings in One Day?

It seems that the inventory of homes for sale can just never keep up with the demand and based on the recent sale of 12822 Manhattan Court after only 3 days on the market it’s clear that the demand is certainly still there. One thing that might help ease that demand is to have the inventory of new listings pick up a bit and having 3 new listings in 360 on one day might be a good start. 2017 Real Estate Recap for Three Sixty South Bay

It was a pretty stellar year for real estate in 360 South Bay with 65 on market home sales. The average sales price was $842,550 with an average list price of $835,500 which says a lot about just how hot the market was last year. Of the 65 home sales 11 were detached single family style “Terrace” homes, 30 townhomes in the Courts, Townes, Row and Garden, 23 single level condos in the Flats and one loft/townhome in the Lofts. Still a Red Hot Real Estate Market in 360 South Bay

Well if we needed any indication that the housing market in 360 South Bay continues to be on fire the recent pending sale at 12822 Manhattan Court is a pretty good indicator. Going into escrow after just 3 days on the market the home was priced in the higher range for a 2 bedroom “court” home located on the north side of the complex. Listed with Holly Danna of Douglas Elliman this home sold almost immediately and is an impressive indication of the high demand in this great community..

There are hot real estate market and then there is 360 South Bay.  With a seemingly endless homebuyer demand for  homes in this gated community and a very limited inventory, the real estate market in 360 South Bay continues to astound.  Currently there is only one active home for sale with 8 homes currently in escrow.  The latest home to go into escrow had multiple offers and eventually had to put a halt to showings the demand was so great.  See below for the active home for sale in 360 as well as the pending home sales.  **Information current as of 11/17/17

Sudden Uptick in Homes on the market in 360 South Bay

The housing market in Three Sixty South Bay has been anything but slow.  Each new listing seems to sell quickly and the values of certainly floorplans and styles seem to increase dramatically with each sale.  Most new listings in this gated community sell quickly and often at record setting prices.  With the continual demand over the past 2 years there are rarely homes that last very long.

At the moment, however, there are 7 active homes for sale which is certainly more than usual.  The question is whether this uptick in housing inventory will slow the market at all.

June 2017 Home Sales and Prices in 360 South Bay

June 2017 was a big month for home sales in Hawthorne and Hollyglen with a very healthy number of homes selling.  Hawthorne saw 45 homes selling at a median home price of $592,000.  Three Sixty at South Bay saw 3  home sales with a median price of $731,500.  The three sales were quite a variety with one home being a one bedroom condo in the Flats, a 2 bedroom townhome in the Courts and a 4 bedroom single family in the Terraces.  Click here to see all of the recent home sales in Hawthorne and 360.
